HOW TO LIST YOUR PROPERTY!
Here are the steps to upload your property on Hangout Dreamspot:
Step 1: Login to your account
- Go to the Hangout website and log in to your account using your username and password.
Step 2: Click on “Add New”(Property)
- Once logged in, click on the “Add Property” button to start the upload process.
Step 3: Enter Property Details
- Fill in the required information about your property, such as: Property title, Description, Location, Price, Property type (e.g. apartment, house, condo)
Step 4: Upload Property Images
- Upload high-quality images of your property, including: Exterior photos, Interior photos, Amenities (e.g. pool, gym, garden)
Step 5: Set Property Features
- Select the features of your property, such as: Number of bedrooms and bathrooms, Square footage, Amenities (e.g. parking, elevator, security)
Step 6: Set Property Availability
- Set the availability of your property, including: Availability date, Rental duration, Minimum stay requirements

- Review all the information you have entered to ensure accuracy
- Click “Submit” to upload your property to the Hangout Dreamspot platform.

- Keep your place clean and tidy. Guests expect to find a clean space when they arrive. Create a routine that involves cleaning all surfaces, floors, and fabrics.
- Check for stains, dirt, and hair. Commonly overlooked spots include under the bed, inside drawers, and on window coverings.
- Choose neutral scents. Strong scents of any kind can be off-putting to guests. Open windows while cleaning and use mild, multipurpose disinfectants.
- Remove or store personal items. This can help your place feel more welcoming and less cluttered.
- Ask for and give reviews. You and your guests have 14 days after checkout to review each other. Reviews are hidden until both you and the booking guest submit one or the 14-day review period ends. Guests can also give star ratings for their overall experience and in six subcategories: cleanliness, accuracy, check-in, communication, location, and value.
- Your first few reviews are especially important. Your overall rating will appear on your listing after you receive three reviews and may impact how it ranks in search results. Consider scheduling a message on the day of checkout asking guests to review their stay.
- Be honest and respectful when leaving reviews, and use the same standards to evaluate every guest. The review process helps build trust for guests and Hosts.

Prices and Fees
Hangout Dreamspot’s pricing includes several fees in addition to the nightly rate and differs with places and currencies:
– Service Fee: This fee is charged by Hangout Dreamspot to both hosts and guests. The host service fee is usually 3% of the booking subtotal, while the guest service fee is usually under 10.0% of the subtotal. The guest service fee may be higher (up to 12.5%) for bookings in different currencies.
– Cleaning Fee: A one-time fee charged by hosts for cleaning, which goes directly to the host.
– Extra Guest Fee: Charged by some hosts for guests beyond a set number.
– Pet Fee: Charged by some hosts for guests with pets.
– Value Added Tax (VAT, JCT, and GST): Charged to guests in certain countries.
– Local Taxes: Charged based on the location of the host’s place.

When writing your listing title and description, consider what makes your place special, such as a view or a pool. Also, note any aspects in your description that might be important for guests to know before booking, like stairs or parking.

Prepare your space
Whether you’re expecting your first guest or your 100th, these are the steps you’ll need to take to ensure your space is ready to go.
Tidy up
Clean each room that guests can access, especially bedrooms, bathrooms, and the kitchen. Check that there’s no hair, dust, or mold on surfaces and floors, and make the bed(s) with fresh linens.
Store your valuables
If you have jewelry, passports, or other valuables, consider storing them in a locked room, closet, safe, or storage facility. Or you can leave them with family or friends.
Stock up on essentials
To help guests feel at home, consider providing amenities like soap, shampoo, toilet paper, bed linens, and towels. It can’t hurt to have extras on hand as well.
Provide check-in details
Be prepared to check guests in and out, or recruit friends or family to help. If no one will be around, you can always use a lockbox or electronic lock and provide guests with check-in instructions in the Hangout Dreamspot website.
Add the finishing touches
Guests love thoughtful details. A house manual with instructions and tips can help orient guests. A bottle of wine or a small gift can also make guests feel extra welcome, but definitely isn’t required.

Payment : The basics
You’re ready to book, but need to pay. The good news is we support different payment methods—it just depends on the country your payment account is located in. If you need to split up your payment, you can as long as your stay is eligible and there’s a payment plan option at checkout. Remember, no matter which payment you use or when you pay, always keep transactions on Hangout Dreamspot.

Payment options available in most countries are:
Visa, MasterCard, Amex, JCB, and debit cards that can be processed as credit cards, Apple Pay, Google Pay and PayPal.

Managing your listing
It’s important to keep your listing up-to-date, and you can do so in one place. If you need to edit or add things like your listing details, pricing and availability, or cancellation policies, you can do so. You can also add and re-arrange your photos, add check-in instructions, and edit your address or map location in Listings, too.
Your guest can send you a trip change request to change the length of their reservation, their reservation dates, or number of guests. You can accept or decline their request, or even send your own trip change request with proposed edits.
If your guest cancels, we’ll notify you and automatically unblock the dates on your calendar so you can host other guests. But what about your payout? If you’ve hosted before, it’ll be released to you 24 hours after your guest’s scheduled check-in time. If this is your first time hosting, we may hold it until 30 days after the reservation was confirmed.
It can happen to the best of Hosts: The wifi is a no-show, or the hot tub isn’t hot. If something gets in the way of your guest’s good time, you can send them a refund (minus the service fee) during or after their stay. We’ll notify them right away, and process the refund within 48 hours.
Once you send the money, the transaction is considered final.
Anyone with an approved property is eligible to become a host.
Hosts will chat with guests on the platform using the contact host option provided on the host profile.
Congrats! You’ve earned it (literally). Now, when will you get it? Here’s important info on payouts, and how to make sure you get paid the way you want to.
Payout setup
When you first become a Host, you’ll need to make sure you have a payout method set up for your account. It might take a little while for it to get fully set up, so we recommend doing it as soon as possible. But how do you choose your payout currency? It’s based on the country and method you selected when you first added your payout method. Be aware that you can’t change a payout method’s currency once you’ve added it, but you can set up a new payout method in a different currency at any time.
Adding different payout methods
You can choose from:
Bank account: Enter your bank routing number and account number. Wait for a small deposit to verify your account is ready. “For Further Credit” accounts (FFC) are not eligible for direct deposit.
PayPal: Make sure your account is activated on PayPal before adding it as a payout method. More about PayPal.
International wire: Depending on your location, you’ll need to enter your account number or IBAN, which your bank can provide. Fees may apply. More about international wire transfers.
Western Union: Enter your name as it appears on your official ID. Fees apply. More about Western Union.

Changing or canceling plans
Plans change, and that’s OK. You’ll first need to make sure you’re logged in to your Hangout Dreamspot account.
If you’re experiencing an issue during your stay, you can ask your Host to fix it, request a partial refund, or request to cancel your reservation for a full refund.

Find the cancellation policy before you book
You can find cancellation details on the listing page, and during the booking process—before you pay.
Check if you can cancel your reservation for free
Cancellation policies can always be found in the “cancellation policy” section of the listing page and the checkout screen while you’re booking. If you’ve already booked, you can find the full details of your Host’s policy on the Reservation Details Page.
Cancellation policies are set by the Host and vary by listing. If a Host has selected a policy with a fully refundable option, you can cancel the reservation for free — just make sure you cancel before the time and date listed.
Keep in mind that some listings may be non-refundable, or only partially refundable, after certain dates and times. In these cases, you won’t be able to cancel your reservation for free.
No matter what a listing’s cancellation policy may be, cleaning fees are always refundable if the reservation is canceled before check-in.
